What this is

SMB Deal Hub is a private deal-sourcing and tracking tool built and used by one person, Nebiyou Lakew, for Neb Holdings, to find and track small businesses for sale. It is not a public service. Only people the owner has given an account to can sign in. It has no advertising, no analytics trackers, and no public user sign-up.

What information it handles

• Business listing information collected from the sites the owner follows (business names, asking prices, earnings, locations, broker names and contact details published on those listings).
• The owner's own account and settings (sign-in email, buy-box preferences, notes and decisions about each listing).
• Email from the owner's Google account, only when the owner connects it. The tool can read the owner's own Gmail to find deal alerts and broker replies, and, when the owner approves a message, send that message from the owner's own Gmail account. It does not read or send mail for anyone else.

How Google user data is used

Google account access is used only to (1) find deal-related email in the owner's own mailbox and (2) send the specific outreach messages the owner has reviewed and approved. Nothing is sent without the owner's explicit approval. Google user data is not used for advertising, is not sold, and is not shared with third parties other than the service providers listed below that process it on the owner's behalf.

The use and transfer to any other app of information received from Google APIs will adhere to the Google API Services User Data Policy, including the Limited Use requirements.

Where data is stored and who processes it

• Data is stored in a Microsoft Azure database and file storage controlled by the owner.
• The site runs on a server hosted by DigitalOcean.
• Automation runs on an n8n instance controlled by the owner. Some steps send listing text to an AI service (Anthropic) to draft or analyze, and to a browser-automation service (TinyFish) to read listing pages. These providers process the data to perform the task.

Retention and deletion

Records are kept for as long as the owner uses the tool. The owner can delete any record, and can revoke Google access at any time at myaccount.google.com/permissions. To ask for deletion of any information about you that appears in the tool (for example a broker contact), email the address below.

Security

Access requires a signed-in account. Traffic is encrypted in transit (HTTPS). Secrets are kept out of the code and rotated on a schedule. No system is perfectly secure, but the tool is built to keep the owner's data private.
